* Indoor pool and hot tub just resurfaced- closed last 9 months, closed 2 years a few years ago....so not represented here as included given horrible owners, but SEEM to be opening now and hot tub is excellent when open, pool is large and ideal for lap swimming, frequently devoid of people. Last I heard it was cold so resurfacing a waste.......as I said, horrible owners.
NOTE TO CRAIGSLIST: This is a senior park and homeowner is a former landlord-tenant attorney not in the housing business.....and who does not allow other occupants to be "tenants", no landlord-tenant law applies, no "check local regs...." applies. HUDD policies are not law, and as to room- in-private-home situations, not common sense either.

THE PARK: this is a senior park but you can be any adult age. Quality park for persons of excellent character...... law-abiding, quiet and considerate. THIS IS NOT A TRAILER PARK! Every home exterior immaculate as required. 10 mph driving rule and one-way designation enforced 24/7. Road inside park is ideal for exercise walking/jogging- teeny downslope one way, teeny upslope the other way.
HOMEOWNER: I'm 60+ female and NOT local culture at all....did high school at LHS and flew out expecting to never be back....financially forced out of San Diego 18 years ago where I majored in Ballet before going to law school and becoming a residential landlord-tenant attorney severely underemployed; health crash, low income, and being mom to chow chows forced return here. I am usually in front of the 55" main area TV using SUPER low volume in consideration of roomers. Every dime of roomer money goes into the chows medical; $1,400 last week on bloodwork tests, need to have one neutered now and $400 test on the other. Know an affluent person willing to help? (Don't worry, you won't be asked.)
THE HOME: 1999 1453SF Marlette with $23K in upgrades since I purchased- many last 2-5 years including large format porcelain ceramic kit-laun-ba tile and skylights one year ago, dark brown vinyl laminate main area and bedroom flooring 3-4 years ago, exterior paint 18 months ago cost $62 a gallon (vinyl siding), stove 10 months old includes airfry and removable stove bottom for dishwasher cleaning- all appliances 10 years or less. Gorgeous cranberry LG washer-dryer. Interior paint custom blended coordinates with cellulars two shades darker; paint store called color "pinky beige" but color is MUCH nicer than it sounds, a warm neutral. Entire tiny bathroom newly painted, fully upgraded, AND NOT MISSING A BATHTUB AND NOT USING A WATER SAVER SHOWER! (Small bathtub actually fits my short body better than my garden tub but I only use mine.) Room does need a new exhaust installed.
SMALL BEDROOM: 10X10.6 plus closet/door opening space. Same interior paint/flooring as main area, see above- walls and floor just triple scrubbed 2 months ago and will be dusted the moment you commit!
BRAND NEW TWIN BED on high raised frame for decent under-bed storage; Beautyrest 800 mattress still in plastic...go to Costco and pull one down to try! Two brand new sheet sets: 100% bamboo dark color bamboo heets still in package; bamboo means $80 when on a great sale, and worth every penny, plus another new regular set. Included: largest dual minifridge on the market, white; lovely light color (not blonde) cabinet with clothing rod; 36" TV on tiny glass desktop; faux brass bakers rack with microwave and toaster oven; decor pastel wall mirror, large pastel tiffany overhead light; large window and floor vent so you can customize temperature to avoid central heat/air being too hot winters and too cold summers, plus standing fan. Old standard small closet but high ceiling with custom shelving to accommodate tall items has hanging organizer cubits and white wire organizer shelving on left side of floor. Someone stole expensive over-door decorator coat hooks but I will replace after you've paid if not done before...maybe with junk type this time!
YOU ALSO GET: tiny but elegant fully upgraded bathroom right beside room is yours alone when you are home with no other roomer; if another roomer in home you share it with that person. I have my own bathroom. Kitchen and laundry privileges included as long as you clean up behind yourself and don't touch anything expendable you did not purchase- and don't ask to use.
Reserve kitchen and diningroom table with advance notice. Reserve laundry time if you wish. No garage or carport parking but bike can be kept on carport. Park in driveway assuming no leaking anything, vehicle running, and presentable.
THE CHOWS: both are marbled cream males, one 5 years, one 28 months. They are not aggressive and sleep in my room so not in your way to bathroom/kitchen nights. 50 pounds and 62 pounds....mama's great big 62 pound baby ....flew to Denver and to Indiana for them and have never bred or shown...and both have medical issues so you know backyard breeders are frequently more desirable than professional breeders! I need your $ for them, my only family. Not familiar with the breed? Look it up. Chows are not "dogs", they are canines, and an elite breed. They shed hugely so not a situation for anyone sensitive about chunks of blonde chow hair on the dark brown flooring...no way to stay ahead of it....you are welcome to augment my pick-up efforts. Chows have never been in small bedroom beyond a quick peek when I show the room.
TERMS: no landlord-tenant relationship...rights and duties including domestic house rules determined by contract. Examples of domestic rules- park flush up against house if so assigned, no leaking or nonruning vehicles, toilet lid down, no music or sleeping with white noise, etc., unless using excellent earphones. One person situation but one overnight guest a week allowed gratis. $475 occupancy fee, not "rent", includes utilities but I don't supply internet; room is wired for cable and library just down street has free internet/computer. $4 a month fee toward Charmin soft TP, etc. NO GRACE PERIOD. NO EXCEPTIONS. 45 Day termination notice required unless contracted with definite exit date. $300 deposit reduced to $100 if $1,425 paid in advance to cover any number of days up to 90 days.... which is NOT a 90 day term unless so contracted. 30 minutes of helping me per month required- handyman stuff if you can, or cleaning or yard care...wouldn't ask but I am only 5'1", have super low cardio strength and went from being a Jillian Michaels (extreme health fanatic) to being unable to maintain even average health.
There is a new roomer officially here but he just comes in late to fall into bed when not out of town with his wife and children in CA or training for his new career here; he just returned from 3 weeks absent and expects to only be here 2 of the next 6 weeks including being in Ohio 3 weeks in January. (Yes, he must pay full rate, OF COURSE. ) He is 40, intelligent, extremely wholesome lifestyle in every way- AND ONLY RARELY HERE ON HIS WAY OUT AGAIN.
CALL AND TEXT MEANS DO BOTH!!! If no answer instantly, call back instantly, and again...again....again. DO BOTH MEANS DO BOTH EVERY TIME. Schedule appt. any day or evening. Bring 2 copies of driver's license in case you are interested; if interested you fill out application and I give you a copy of the contract/house rules to review 24 hours- you call with " yes " or " no" ....if " yes", I run background check within 2 days (library must be open). If approved you come back with cash and fully executed contract, every clause initialed. Ideally you make copy before coming back as I am not set up with computer, etc.
